Madara Bulgarian Property Fund is an AIM listed property investment fund specialising in the Bulgarian market. The fund has a portfolio of land in prime coastal and mountain locations, which is in the process of being developed into mixed-use residential and commercial sites. The fund is managed and advices by a team of unique local knowledge, development expertise, and experience of the international financial markets.

The Development
Black Sea Gardens is a carbon neutral, low density high quality eco-resort offering luxury sea view apartments and villas.
With our decentralised village concept our aim is to achieve a minimum disruption of the natural environment and to minimise car use thus reducing noise levels as well as improving quality of life.
Coastal traffic will be kept inland, far away from the seafront, to create a calm and pollution-free environment for the community. Residents are encouraged to leave their cars in the underground car park at the entrance of each village, and to take advantage of the electric shuttle buses, electric pool cars and cycles.
The towns have narrow streets with tight grouping of residences that create environmental benefits such as reduced wind speeds, as well as providing sunny balconies and cool streets. The material palette for the towns is taken from local, sustainable sources that will be key in lowering the embodied carbon of the buildings.
The arrangement and terracing of the villages also maximises the sea views, and the microclimate is further enhanced by the preservation of the existing mature trees and integrated planting. Other sustainable strategies include using bio-fuels to power the CHP plant on site which will provide power for the five villages all year round.
The landscaping of the two river valleys controls water run-off from the surrounding land by harvesting the water in naturally formed basins.

The residential villages are tightly packed and integrated into the contours of the landscape, preserving the majority of the site as virgin terrain. The five villages are characterised by the nature of their immediate surroundings: "Sky Village", "Wilderness Village", "Meadow Village", "Cape Village" and "Sea Village".
The first phase of the development will be the Sky Village as well as a spa centre, sports facilities and a marina.
